A. Preventative Maintenance
The college has incorporated service request and preventive maintenance tasks into an electronic work order tracking system. The college is currently exploring advanced maintenance databases to gain efficiencies, improve delivery of services, and maximize use of facilities.
Facilities services are responsible for building climate control throughout college instructional and non-instructional areas. The college uses the automated Johnson Control System to ensure a complete economical energy management and controls system environment. The system monitors and controls all heating, ventilating and cooling equipment in the facility. They system not only ensures comfortable climate settings but also maximizes energy savings, comfort, and control. Cooling for the college is provided by a central 400-ton natural gas driven Teco-Chill system, which is designed to maximize cooling deliveries concurrent with reducing energy costs by avoiding the electrical demand charges and time-of-day rates, especially during peak cooling season. Heating and cooling on demand is provided by means of a four-pipe loop system.
